Catalina Closing and Settlement Services, LLC (“Catalina Closings”) provides residential and commercial real estate conveyancing services throughout the State of New Hampshire.  We are a local, attorney-run and managed company with an office in Portsmouth, NH. 

We not only trained to identify title issues, but to resolve them when they do arise.  Catalina Closings provides its customers with the assurance and comfort of knowing that their title reports and documents have been reviewed by an attorney.  This distinguishes us from many other New Hampshire based title companies, who rely solely on paralegals to perform their conveyancing services.

REAL ESTATE CLOSINGS: A FEW FAQ's

In NH, is there is tax on real estate transfers? 

If value has been exchanged for real estate, a transfer tax is imposed.  Generally, this tax is split 50/50 by the Seller and Buyer at the rate of $15.00 per each $1,000.00 of value paid ($7.50 per $1000.00 paid by Seller / $7.50 per $1000.00 paid by Buyer).

Who pays Catalina Closings’ fee at settlement? 

Unless an alternative arrangement has been negotiated in advance of closing, it is assumed that the Buyer pays the closing fee.

Who prepares the deed? 

If the Seller has their own attorney, the Seller’s attorney will typically prepare the deed and charge their client for this service at settlement.  If the Seller does not have their own attorney, Catalina Closings will prepare the deed and charge the Seller at settlement for this service.  In either situation, Catalina Closings must review and approve of the deed prepared prior to closing.
